What is mold?

Mold is a fungi.

Spores are the reproductive part of mold and are transferred through the air. Spores are present in the air you breathe, whether indoors or outdoors. For mold to grow, there need to be conditions conducive to growth. These conditions are moisture, temperature, and food sources. However, moisture control is the most critical factor for controlling mold. Relative humidity in the home should be kept below 60%. Any water leaks in a home should be cleaned immediately, as mold growth will start in as little as 24 hours.

The most common food sources for mold are going to be drywall, fiberboard, carpet, fabrics, wood, etc. Ideal temperatures for mold growth are between 60 and 80 degrees Fahrenheit, which is the temperature most homes are kept at.

Why is Mold

a Problem?

There is no conclusive data as to the health effects of mold. However, it is suspected that immuno-compromised people, young children, and seniors are more susceptible to health effects caused by mold. The most common health effect is as an allergen. However, mold also produce a substance called mycotoxins, which are suspected of causing adverse health effects in humans. A mold inspector is not qualified to give health advise relative to mold. Should I Have My Home or Office Tested for Mold?

We typically recommend mold testing when the following apply:

  • Has your home or office experienced moisture damage?
  • Is any part of the building sub-terranean? Moisture can seep through the foundation wall and mold can grow unseen behind the walls.
  • Are you experiencing allergy symptoms?
  • Do you have any medical conditions that can be exacerbated by mold?
  • Did you have mold remediation done? If so, you should have mold clearance testing to ensure the contractor properly eliminated the mold before they restore drywall, cabinets, etc.

Generally, mold testing is air sampling. Two air samples should be taken at the exterior of the home or office. Additional air samples will be taken on the interior of the building. An air sample is needed for every 1000 square feet and at least one for every level of the building.

If there is visual evidence of moisture damage or mold, then the inspector should take additional samples of the visually suspected mold (additional charges may apply). This usually happens in the form of a tape sample or a swab sample. A sample should be taken for each visually different color of suspected mold.

These air and surface samples are then shipped to an independent lab. Lab technicians then evaluate the samples and provide an electronic report. Results are typically available within 1-3 business days.


We also offer Full Mold Inspections. In addition to the mold testing as described above, we inspect the home to look for conditions that would be conducive to mold, such as roof issues, drain or water leaks, exterior wall siding issues, etc.


Mold Clearance Testing provides verification that mold remediation efforts were successful. This should be done prior to the contractor putting back insulation, drywall, baseboards, cabinetry, etc. You don’t want to have to undo all that work later if the contractor didn’t properly remediate the mold.

Southern Arizona Environmental Testing does not offer remediation services. Therefore, we do not have a conflict of interest. You should not go to a remediation company to have your home or office tested, as they have an interest in selling remediation services. Additionally, you should have your home or office tested by an independent third party (such as Southern Arizona Environmental Testing) prior to and after any remediation services.

How Much Does Mold Testing Cost?

Generally, a certain number of mold samples will be included in the base cost. Additional samples will cost extra. Southern Arizona Environmental Testing includes up to 4 samples in a mold test for a home or office up to 2000 sq ft. This includes two outdoor air samples (windward and leeward sides of the building) and up to two indoor air samples. If the home or office is greater than 2000 square feet, has multiple levels, or has suspected mold in multiple areas, additional samples at an additional price will be required.
